Rent negotiations for 2024 finished

Stockholms studentbostäder, together with SSF (Stockholms studenters hyresgästförening), has now completed the rent negotiation for this year.
The average rent increase for 2025 will be 4% over the full year.
Like with everything else in Swedish economy, costs and thereby also the rent, are affected by factors such as inflation, when the prices of goods and services increase. The rent increase is intended to cover rising costs for electricity, heating, interest rates, waste management, operations and maintenance.
Stockholms studentbostäder is a foundation where all surplus is reinvested directly into the organisation – into our properties, our living environments, and our tenants. This can include maintenance, improvements, energy efficiency measures, and the development of new studenthousing.

This is how you will be affected by this year’s rent negotiations
Together with SSF, we have agreed on an average rent increase for the annual rent of 5.35 percent from April 1, 2025.
For those who live in one of our most recently built homes, the increase will be 4,95 percent. It applies to the following addresses:
- Professorsslingan 47-67
- Armégatan 32 B och C
- Understensvägen 10 och 20
- Simrishamnsvägen 15
For those who have individual measurement of hot water but do not live at any of the above-mentioned addresses, the rent increase will be 4.95 percent.
Increase of hot water template fee
The hot water template fee will increase to:
- 169 SEK for 1 room and kitchen/kitchenette
- 331 SEK for 2 room and kitchen/kitchenette and bigger rooms
The increase of the water template fee is valid from April 1.
The electricity template fee remains unchanged in 2025.
Retroactive increase
As the rent negotiations apply from April 1, and you already have paid the invoice for April you need to pay the increase for April retroactive.
The retroactive fee will be is distributed on the invoice for May with due date 2025-04-30.
The increase for hot water fee is valid from April 1. Therefore, you will have to pay the increase for April retroactive on invoice for May with due date 2025-04-30.
Separate negotiation agreement 2025 for Kungshamra 11 and Kungshamra 62 A-B
The properties at Kungshamra 11 and Kungshamra 62 A-B will be covered by a separate negotiation agreement in 2025 regarding rent levels and hot water billing (IMD). Affected tenants will be informed separately.
